  • Coordinate environmental, geotechnical, and title due diligence.
  • Evaluate zoning, entitlements, and land use constraints.
  • Assist in negotiating purchase and option agreements.

Team Selection

  • Identify and qualify architects, engineers, and consultants.
  • Run fair, competitive bidding processes.
  • Objective evaluation of proposals and qualifications.
  • Negotiate favorable contract terms on the Owner's behalf.

Project Management

  • Master Project Schedule.
  • Comprehensive Project Budget.
  • Identify roles and responsibilities for each member of the project team.
  • Attend all neighborhood, zoning and planning approval meetings.
  • Provide written and verbal reports to the Owner as directed.

Design Phase

  • Oversee overall project coordination.
  • Review of plans and specifications.
  • Constructability reviews and value engineering.
  • Identify all applications, permits and approvals required.

Bidding Phase

  • Procurement oversight.
  • Bid package preparation and contract document review.
  • Bid evaluation and contractor selection.
  • Assist in contract negotiation.

Construction Phase

  • Represent the Owner at regular project meetings.
  • On-site oversight and construction monitoring.
  • Schedule and budget review, management, and oversight.
  • Manage RFIs, submittals, and change orders.
  • Maintain organized project records throughout construction.

Final Acceptance

  • Coordinate punch lists as construction nears completion.
  • Closeout and warranty procedures.
  • Oversee final acceptance inspections.
  • Manage transfer of building operations to the Owner.
